Classic Management operates a well established, reliable and friendly management company in the four corners area of Clermont and Davenport, with villas in a number of sub-divisions along the US Highway 27, for around 10 years. We specialise in villas and homes with pools for the short/medium term vacation rental market.

We work with Florida Villa Rentals and travel agents to achieve a high rental vacation occupancy at your villa. As such, we were voted number 2 in the Florida Homes and Travel June 2011 Property Management Survey. You can also choose to manage your own bookings and we will provide you with the support you require.

Being an established management company with hands on ownership and management we are more than happy to supply you with references from existing clients if you should wish to discuss any information with them.

Contract Options

  • No long term contract. 30 day termination if not satisfied.
  • 12 month signed contract, we will provide the first month's management fee free.

Our management company

Classic Management understand that it is important that as a villa owner you feel confident asking someone to look after your interests in your villa. We provide you, the villa owner, with a person to talk to who understands your needs, as well as a complete line of services to maintain and enhance your property, giving you maximum rental value.

We provide monthly statements, detailing the services provided and all income during that month, which will be emailed to you as the villa owner.

Our management service will provide you with an office staff to handle enquiries from guests staying at your villa, with an out of hours emergency phone contact and action where required.

Licensed professionals carry out the services listed below:

  1. Pool Service
    This service is done on a weekly basis and is carried out by our own in-house pool technician.
  2. Lawn Service
    Your lawn is maintained by our in-house lawn company. This includes grass cutting, trimming of hedges and shrubs when necessary. Fertilization will be carried out about twice a year.
  3. Villa Cleaning Services
    After every departure our in-house cleaners will clean and prepare the house ready for your next arrival. The villa is checked for any damages and is reported for further inspection. Should the damage be negligent then the guests responsible for this will have a charge made against their credit card deposit.
  4. Pest Control
    Pest Control is carried out on a monthly basis. However, due to the climate here in Florida any infestation that arises in between visits will be dealt with by the Pest Control Company.
  5. Maintenance
    Routine maintenance will be carried out by our fully licensed and insured maintenance company(s). Any maintenance charge of $200 and above will require owner approval before work is carried out unless it is an emergency situation, including but not limited to, air conditioning, pool motor.

Owning a rental property in Florida does require a license from the Division of Hotels and Restaurants. As your management company we will arrange for the property to be inspected and licensed with the Florida Agency.

Items Required for Licensing:

  1. Smoke Alarm
  2. Fire Extinguisher
  3. Dead-Bolt locking system
  4. A child safety fence or pool door alarms must be fitted at the property
  5. Obligatory signs secured and displayed for guests to observe


Any reservations generated for your villa must show a sales and tourist tax return. This is done on a monthly basis and we the management company will take care of this on your behalf saving you the owner time and worry.


All owners of rental properties must have an insurance policy which also covers liability. The average cost of this as of July 2011 is approximately $1200 per annum.
